Buying A New Home
Posted by Datepad in HomeMy wife and I purchased our new home three years ago and while for the most part the experience was pleasant and exciting here are some areas for you to think about when you build your next home. First off you need to be realistic as does your builder about the length of time it’s going to take to build. For most homes this is going to be a 6 month process from the time they start digging. The other part is the designing of the home and this can take an incredibly long period of time.
I would start this process with a budget in mind, you need to figure out what you can afford but you also need to figure out what certain things are going to cost you. You might think your budget is going to leave enough room for granite countertops but do you really how much they cost? Here are some things that shocked me when building our home.
We have a large deck it’s 45′ x 15′ it has a nice vinyl floor and a glass railing. Three years ago this cost $18,000, that was the price of the first 3 cars I owned combined in value for a deck I use 3 months a year. Another shocking expense was the cost of our driveway, in our neighborhood they forced us to have an exposed aggregate driveway, basically concrete with stones in it. It looks nice but plain concrete would have been fine with me. This expense I had no choice over was an extra $6,000.
We are lucky enough to have granite counters in our home and given how many square feet the counters are the cost was a lot lower than we expected. Another area where the costs seemed reasonable was the audio system we have, there are over 10 speakers build in to the roof and outside. This entire system including all of the wiring and installation was only $700 and the speakers I am told are quite good.
When building you need to talk with the builder before you start the design process about certain costs so you aren’t disappointed. I happen to know granite counters costs 3 times what it did three years ago and there are many other costs that will fluctuate, so just because it was cheap for a friend two years ago doesn’t mean it’s going to be cheap for you.
Another area you need to realize is how long will it take for the surrounding area to be completed? The dust and noise caused by large construction zones is unbelievable. We honestly have to replace our furnace filter every month because of the dust. Three years later there is still construction going on and we were one of the last families to move into our area.
Building a new homes has it’s positives and negatives, if you plan it right you’ll be happy for many years to come. Like most things in life you need to be patient and expect most things to be a little more than you budgeted for.
